Rear of the House before work started
Against all odds and between lockdowns we bought the house in 2020. It was a real off-piste decision for us as we’d never discussed doing a big renovation and our biggest home project prior to this had been a new kitchen!
When we moved in we had to patch up the hole in the loft, the leaking toilet and leaky conservatory but knew that it was only temporary.
We submitted planning permsission the day after we moved in (drawings had already been done by our architect) and immediately began looking for a builder. Almost a year to the day we moved out and work started.
The kitchen and garage were single story so these were pretty much flattened ready for the rebuild and two new bedrooms above. The house already had several gables and dormers so we thought it would work well in a New England style when it was reincarnated.

No, the houses are all very different down our road and we made sure there was nothing too risky in it!

All of the quotes were very similar so we knew what the cost was going in and we did loads of research and planned our purchases before.
We saved money on things we felt were less important to us (e.g. bathrooms) and splurged on things that we really wanted (air con, windows).
We did spend a bit more than originally planned because we added extra bits like a rain water harvesting system and we missed out on heat pump grant which we thought we would get.
Everything, it really works for us as a family. The open plan kitchen, family room and the fire in winter is amazing but in summer my favourite thing might be our air conditioned bedrooms!!

Plan, plan, plan and get loads of costings and quotes in advance. Keep a running spreadsheet and don’t go into a build totally stretched financially as it will be extra stressful. Work out what you really need and what you don’t.
